Old roof: renovate or change?

In the Baltic countries about 97 % of buildings need renovation. Usually home owners discuss whether it is best to renovate the old roof or to put on a new one. Here is some advice on which is best.

Renovation is the better solution, when:

  • the roof construction itself is still in good shape and does not need repairing;
  • the construction is suitable for the planned new roof cover (for example, tiles require a completely different construction to corrugated sheets);
  • there is no plan to change the size and form of the house;
  • budget is quite limited and preferably only the roof cover should be changed.

It is good to build a completely new roof, when:

  • roof construction is too old, damaged or there is the least possibility of any kind of accident in the future;
  • the roof construction is not suitable for the planned new roof cover – rafts are too rear or the roof requires a stronger construction;
  • there is a plan to change size or the form of the house - for example build new blocks.
